   The problem with your premise is that the initial rents would be too high
to attract any renters (i.e. with a one rate rent).  Instead of a place
renting for $800 a month (example only), it would have to rent for $1600. 
A store just going into business couldn't afford that type of rent.
   So what the mall owner does is partialy subsidize the new owners initial
rent.  As the store makes more money, then he starts paying what he really
should have been paying.  And yes, there are stores that are very successful
and the mall owner makes more off of them than he would have if he'd rented
at a flat rate.  This helps cover the stores that never pay their own way.
   Also, once a store becomes successful enough, many times they can
renegociate (sp) their rental agreements.  If a store is very successful and
is pulling customers into the mall that help the other stores, then they can
dictate their agreements (i.e. a Fry's, etc.).
   Sorry Ann but you're off-base on this one.  In general the profit sharing
is benificial to both parties.

   Now tell the whole story....yes, home foreclosures are up again but so
are property foreclosers.  The property that these 'pig capitalists' own is
also being taken from them (foreclosures on property valued over $1,000,000
is way up over last year at this time).
 
   And also tell what homes (in general) are being foreclosed.  The ones
that were bought during Jimmy Carters heyday through variable interest
rates.  They got in at cheap rates but now that the rates have risen, they
can't afford it.  Also many of the homes that are being foreclosed are the
ones that were bought by young marrieds.  Homes that were too expensive for
them, but they bought anyway.  The days of starting with a cheap 'starter'
home and building up from there are almost gone.  People have to have the
newest and best....right from the beginning.
 
   But you're right, it has come to the point where both husband and wife
have to work.  If we didn't have to give so much of our tax money to the
deadbeats on welfare, we could probably get by with less wifes having to
work.

Landlords, especially those who are leasing space in retail centers, most
assuredly are taking risks on their renters. Big developers generally allow
a generous tenant improvement allowance to assist the renter in building out
the space he will occupy. If a renter defaults on his lease, the landlord is
stuck with a sizeable investment in a space that probably will not be
recovered.

Could you explain how a landlord charging a percentage of income is asking
their "tenants to risk with them"?  It seems to me that it is the other way
around; the tenant is asking the landlord to take a risk on his business's
success.

I ask "what is wrong with charging $1,600 a month rent for mall spaces if it
is in a good spot"? That certainly is not an 'out of line' figure. The
landlord would be making a profit and so would the tenant. IF the tenant
cannot afford that kind of rent, he should go elsewhere! IF the landlord
cannot afford to make the mtg. payments on said mall, then he should not
have bought it. Both parties have to make a business work or it will fail -
they must both do their part! Any one that buys/and or builds a mall,
charges rents accordingly to the mtg. payment. At first, he should at least
make enough to cover the mtg. and a little bit of profit left over if he
goes to the effort to keep them rented. If he broke even, he is still
gaining through property value esculation and income tax. Rents always are
going up and even if it was $5.00 per month per stall yearly, that is
formitable at the end of the year. The landlord can also sell said mall and
even if he did so the first month it opened, he would make a sizable profit.
Buyin/building a mall and renting a stall in one is a business gamble. This
is no different than renting an apartment. If a person wants to rent and he
hasn't the money to do so, but will get a raise within the next six months -
is a landlord going to rent to this person on this surmise? If the person
can't afford the apart. - he doesn't get it! As far as I see all of this -
both parties are getting something they don't deserve - especially the
landlord! There would be nothing wrong with the owner giving the tenant a
cut in rent for the 1st six months or even free - to lure them to the mall.
But the owner would be taking a loss in the hopes that the tenant would make
his business work and stay there! =*--ANN--*=

I just don't understand what you are complaining about. You refuse to
consider a fact of life in any new business venture -- be it the mall
itself, or the businesses within: Don't assume that any business, even
if the concept has a proven track record, is going to be profitable in the
first few months of operation. The landlord is not necessarily in an
equitable situation with regard to his property at the outset, as you
assume. His mall, if only partially rented, is a far greater risk to a
potential buyer than a mall that is fully occupied. It is to the benefit of
both parties, and not undeservedly so, to operate on a system of incentives.

Kreepy-Krauly is an automatic pool sweep, that goes randomly around the
bottom and walls of your pool sucking the dust aand other junk off the pool
and sending it through a long hose to the strainer. There are no moving
parts on it, and Ann and Sandy might be bored watching an ugly white and
blue plastic sucker in their pool, instead of the pool cleaner. But, you
don't have to sweep it as often (very little, if ever - the thing does a
good job at my house). Cost... about $450 to $500.

   Mmmm, perhaps.  What I think would happen is that they would be forced to
lower prices below a point at which they would make a profit (and thus go
out of business) or would suffer a loss of business which would also force
them out of business.  The cost of living would decline, but there's a floor
where it can't go below without everyone going bankrupt.  That, I'm afraid,
is what would happen in a totaly uncontrolled market.  Both business and
consumers would then die off until a point of stability would be reached.

  The free market is the only moral system. Government regulation beyond the
simple punishment of fraud and coersion is immoral because it works from the
principle that some are entitled to the work of others simply because they
exist. The mechanisms of government inevitably expand under their own power
by creating problems and offering solutions which require more government.
At this stage the government becomes a lever for the group with the most
political pull to extort from the rest.
  Problems like pollution can be handled much better by a free market than
by government also. If the government had not usurped control of the
environment private individuals would be able to seek and win compensation
for damages to their properties. Government generates a huge amount of
spending and publicity on environmental issues, but their incentive is only
to generate more of the same. Any actual progress would decrease the amount
of spending they could justify and this is always avoided at any cost.
